Visit the coop pages. You'll get lots of ideas there.
I converted an old shed that was on my property and built a solid roofed run attached to it and surrounded it all with an electrified poultry net that encloses 1/3 acre. It all cost me about $2500. That's a much better bang for my buck than the Amish coop "with run" that you linked. And my set up can easily house 30 birds.

Not gonna lie, @DobieLover 's coop is my coop goals. It is beautiful, safe, and giant.

My current coop is a purchased coop with a DIY run. It fits my four girls nicely. Probably could have done five standards or six bantams, but I don't have the integration space and would have had to get them all in one batch.

In this picture, the roof was not entirely finished on the run, and the HC was not yet trimmed (it runs underneath the run in that section, so no apron).

No worries. If you painted those 3 horizontal slats on the door it would feel complete.

We did end up painting those! I forgot to mention it. Also, all sides of the coop are fully painted red with white trim aside from the front one.. that will probably be a spring project (even though we've had it for a year lol)
