How much does Sable weigh? We have in our rules "dogs under 40 pounds on approval" I think it was over that.

Sable is about 55# after a heavy meal.
If they would have just talked to you it would have been better than being sneaky/dishonest.
Maybe when reviewing them it would be nice to include something like "While we have a dogs under 40# with approval rule we may have considered allowing this dog due to the sweet nature of the dog." If the dog was a sweety and if it would have made a difference.

They kept it very quiet, at least! It was jumping around on the leash, excited to be out probably. I do like the way you worded that. We might have allowed it if they had talked to us and said it was very quiet. We just do not want a large, loud dog. And large dogs that can't go with the owner get left in our place alone and can do a lot of damage. I knew a small poodle that had to be in a kennel when the owners were not home, it tore up pillows.
We ask people when we are traveling if we can bring Dylan. Lots of "No Pet" places have made an exception for our bird, and we always clean up every feather.
 
That is why I could not go and talk to the guy! I would tell him what I really think. I have time to think about it. I am not reviewing him until he reviews us. Or, the very last minute if he does not leave one.:duc We are not perfect, and at least they did not trash the place. But, other hosts should know this guy cheats.
It would been one thing if they said “Our dog sitter fell through last minute. Can we pay and bring the dog?” Or “She’s 45 lbs but quiet and well behaved.” They couldn’t have thought you’d not notice a dog. But thought dealing with the consequences was easier. 🤷🏻‍♀️

No downside for them. Except a bad review, which a lot of people do not care about. AirBnB does not show us "hosts" the star rating of the renters. You have to read what other hosts wrote. But there is a check box that the renter does not see "would you rent to them again, yes/no". That way I will not get these guys ever again -- the search will not show them my place.
 
I totally understand needing a life coach. 🤨 I could use one myself.

I make lists, write down estimated time to do said task, set timers, try to stay on task and STILL find myself behind.

My new washer is SO quiet I forget all about it. I have started keeping a timer for it and it really helps me remember to put them in the dryer. Unfortunately no one else does. Sour laundry :sick or worse, mildewed laundry🤢🤢
That laundry would be on such persons pillow here! Which is why my nice husband talks to annoying renters. I put my timers on my little Nook reader, which I use a lot.

I laugh only because my hubs started a load of laundry this morning.....it is the FIRST load he has started in 3 years. Yes I made him finish it....mostly....I still had to fold it.
