Actually, capital gains is capped at 12% So, you pay 12% on profits/increase (minus depreciation that you have probably been deducting on taxes.) If you have lived in the property (as primary home) any 2 of the last 5 years....no gains tax.

This past year has seen record home prices in my area...partially due to tight labor market...so people have moved up the income ladder, and partially due to not enough homes,and finally, due to extrordinarily low mortgage rates. Mortgage rates are going up...making cost of buying going up...and slowly affecting market of houses...past month sales have decreased beyond seasonal adjustment. But this has been a bit of a bubble, so prices should settle down a bit to true value of homes.
Here one is only taxed on half the capital gains (the govt uses it as an incentive for business to reinvest it back into a business), the other portion is taxed at one’s marginal income tax rate. So depending on your income depends on your payment of the gains. So if one earns $100,000 / yr and sells something for &100,00 then the person on has to pay tax on the first half - $50,000.

This would make the persons income $150,000 and tax rate for that income is something like 26percent.

This is why I hire someone to do my taxes it’s just way too complicated for me!!!

Moms will be leaving them soon. One of the two moms this afternoon roosted near their old coop instead of 'tending them' I'll see if she roosts with them tonight or not. The other momma was with them the whole day...but it won't be long now until they are 'on their own'.

Housing prices have been astronomical here so the BOC raised interest rates to stop the furious pace of sales, it having an effect of housing prices falling this we are in the midst of a housing price correction, good for people buying not good for someone selling or someone having their mortgage increase substantially!

And with world wide recessionary forces at play it’s going get real ugly here. When oil prices dropped in 2015/16 people in Fort McMurray, Calgary, Edmonton AB were losing their jobs fast and furious, they started just walking away from their houses and banks where left with houses they couldn’t sell in AB. It’s beeen a bad several years. Now oil prices are up again, but surprisingly businesses are not hiring to increase oil output, but investing in technology and automation to increase productivity.

So housing prices cross country are dropping. This is a price correction to more realistic prices.
 
So, I've mentioned before that mom is notorious for trying to change chicks names after they are a few months old. She is at it again, and this time so is dad.

Cricket, my mostly white girl with black spots. Dad has decided that no she is not Cricket any longer she is Spot. Of course mom agrees.

Mom has not settled just yet on a name. She is tossing around Coco, Snickers, and Reese's. Basically she is not a Karen, but some sort of chocolate. Nope, I think she is still Karen.

She is also giving Twig the side eye, under no circumstances shall Twiggy get a name change.
Karen is turning into a real beauty!

Well......... I do have that cross. Like Twig though it did not inherit the silkie feathering. Unlike Twig it has a single comb so I should know if it is a boy or girl way sooner then I will with Twig. I will say one thing, I do not think it is going to be lightly feathered on the legs. It will be another Twig with junk in the trunk and legs.
 
This is what I’m talking about. My neighbor lady called and said she needs some butter for a peach cobbler. I took my car and bought her some. I’m okay with that, but I don’t think that I will ever change (being a nice guy) :he
Being a nice guy ain't a crime. I believe in karma. I've had total strangers in foreign countries help me for no other reason than they were nice people.
