What are the moisture levels like? Also, was there digging near it, by the neighbor if there is one there? Any chance pool water gets into it? Last idea is those blasted RATS dug tunnels in the roots!

Moisture is the same as every other tree. There has been no digging there since it was planted. I suppose the rats could have dug over there but it's pretty far from the shed.

Fat Bird thinking about having a bit of a sit.
I'm very surprised at just how well she has managed to cope with her back problems. Yes she still staggers from time to time but she has enough control over her balance and legs to jump down from the chair onto the concrete floor.
The floor doesn't provide any grip as such and even the youngsters skid about on it if they don't take care. I watched Fat Bird hop down to the floor from the chair today and while it wasn't what one would call delicate, she kept upright and both legs together.
